Financial update 1st July 2014

Benoy Commercial Finance are in the final stages of signing off a new commercial mortgage of £9m at 1.5% over 3 month LIBOR and a 0.35% lending fee. This is a strong case which several lenders have been chasing. It demonstrates that there are some really good deals to be had and that involving Benoy CF in the negotiations has secured the best possible deal. Rates offered started at 2.36% over LIBOR and 1% fee. Quad Erat Demonstrandum!

 

The message Benoy Commercial Finance wants to put out is that Banks are lending to businesses but on a very selective basis and mainly where the case is evidently well presented and in respect of a business making a reasonable level of profit.

We are very good at presenting cases to lenders with whom we have a close working relationship. We have a very high success rate of obtaining agreement to requests for commercial mortgages and other business finance requirements. This is partly because we will only take on cases which we assess to have a fair chance of succeeding and also how we present the case and to which lender.

Whilst we will always do our utmost to obtain agreement from the main Banks and Building Societies there are occasions when it is necessary to have access lenders who will lend when others say no.

An important part of our service is to deal with all aspects of a funding requirement. We gather together as much information as is needed to process a loan application and in many cases this includes the preparation of projections and a business appraisal so that the final submission to chosen lenders is effectively a comprehensive summary of our clients business. The better the business case presented then the better the lenders terms will be.

However once agreement has been obtained this is not the ends of our involvement. We remain hands on throughout the whole process of purchasing or refinancing. This includes liaising with the client and lender to ensure matters progress without undue delay i.e. arranging valuation, coordinating legal requirements, property insurance and many other issues that arise when purchasing property.

Our service only extends to Finance for Business. Being specialists means that we can concentrate solely on obtaining the best deal for our clients, where other specialist services are required we will recommend our independent and professional business partners become involved such as Tax Advisers, Solicitors, IFA's etc.

Residential mortgages

Benoy Commercial Finance specialise in the provision of business finance to its clients. This includes buy to let and residential property development neither of which are regulated by the FSA. However we often find that a commercial venture requires a deposit which can be raised from a residential property. We therefore work closely with Residential Mortgage brokers who are fully qualified to advise clients on all aspects of borrowing against their homes.
